Promontory MortgagePath is seeking an experienced, energetic, and detail-oriented mortgage professional for its residential mortgage fulfillment group. Since PMP works with a broad range of national lenders, a diverse and deep background in various products and loan programs is key to success in this position. We will work with a wide selection of offerings, from conventional to portfolio and Non-QM products.

This position includes a heavy focus on collaboration and partnership with community bank clients. You will act as both loan officer and processor in the loan transaction-working closely with the customer(s), operations management, underwriting, and closing teams to facilitate a customer-focused, efficient and exceptional mortgage experience for the applicant.

Primary Duties and Responsibilities

The primary role of a Loan Coordinator is to act as a single point of contact for a customer through the loan process. This individual will act as the primary interface with PMP client banks and applicants: updating them on loan status, working with them to obtain closing conditions and ensuring a seamless and customer-focused experience. This role will build relationships with the client bank and meet the needs of the customer by knowing the business base, population, primary employers and other local information (i.e. sports teams) in the area where the client’s bank is located

Loan Officer Functions

  • Manage and follow up on loan applications and inquiries from PMP’s lender clients
  • Educate the borrower(s) on the loan process
  • Interview the customer/borrower related to their loan application
  • Understand and communicate origination costs/fees to the consumer
  • Expedite completion of an application
  • Facilitate pre-approvals (pre-qualifications)
  • Run credit and analyze the applicant(s) financial status and credit history
  • Structure and restructure the loan as needed; explain options to applicants
  • Facilitate disclosure review and where applicable, signature
  • Collect appraisal and/or application fees at appropriate points in the loan process
  • Facilitate rate lock for applicant(s)
  • Facilitate, as applicable, change of circumstance redisclosures and signatures
  • Communicate adverse loan decisions and/or counteroffers
  • Must be familiar with DO/DU/LPA
  • Work directly with consumer to obtain documentation to ensure timely turn times and meet SLA’s
  • Calculate income (all income types)
  • Ensure information in LOS is accurate and updated in a timely manner
  • Review files for completeness and ensure required items are obtained quickly
  • Effectively manage pipeline of 25-30 files

Processor Functions

  • Process and order third party and vendor services applicable to the loan
  • Process FHA, VA, Conventional and other loan programs such as USDA, Home Equity Lines and Loans, Home Improvement loans, and Down Payment and Construction loans
  • Obtain required loan documentation from borrower(s) as applicable
  • Request, review and verify all loan documents such as income, credit, appraisal and title insurance-validate complete and accurate prior to submission to underwriting
  • Navigate client exception (e.g. Credit and collateral) processes, ensuring appropriate and clear documentation
  • Manage SLA’s and regulatory deadlines
  • Submit full loan packages for underwriting review, communicate loan decision and remaining conditions to borrower
  • Facilitate timely collection and review of conditions
  • Manage and monitor pipeline by documenting at a minimum loan status, lock expiration and conversation log
  • Effectively manage pipeline of 25-30 files

Note: Loan Coordinator will not have underwriting authority

Required Characteristics of Our Ideal Candidate:

  • Current or previous state non-depository MLO licensing a plus. Candidate should be willing to take applicable education and/or testing requirements to obtain new licenses needed for multi-state or regional coverage; willing to consider depository institution candidates with NMLS registrations only who can transition to state licenses and candidates with strong processing skills who can qualify for and obtain state licenses. Note: Annual continuing education and any new license applications and related requirements associated with the position will be paid by Employer
  • Background in mortgage lending, community banking or credit union lending and customer service
  • Exceptional interpersonal skills with focus on client experience
  • Ability to work with a team as well as independently
  • Ability to analyze and review self-employed borrowers or those with multiple rental properties
  • Experience in Conforming, QM and Non-QM products, FHA, VA, USDA, and non-traditional mortgage products such as ITIN borrowers
  • Bilingual in Spanish a plus


  • Minimum 7-10 years processing or loan officer experience in an origination production environment
  • NMLS state licenses
  • Experience with Conforming, Non-QM, Jumbo and FHA and VA loans
  • Strong working knowledge of applicable regulatory requirements
  • Strong working knowledge of mortgage technology tools
  • Strong working knowledge of DO/DU/LPA
  • Strong working knowledge of Microsoft Office suite of products preferred


Bachelor’s degree preferred. Will consider high school or equivalent with deep mortgage background or experience.
